Guest: each person rents the holiday apartment in his name.
General conditions
We recommend that, before booking online, you read carefully and comply with:

the general terms and conditions of payment if they are not respected you will lose the right to occupy the property, without being exempted from payment.
Length of stay
A minimum stay of two nights is required.

Verified the actual availability by our staff, you will receive a confirmation email with the amount of the deposit (equal to the cost of the first night) that you can pay by: bank transfer (the data will be sent in the confirmation email), credit card, payway.
The reservation will be considered binding only following the payment of the deposit.
You will pay the balance at arrival.
Rates include
VAT, final cleaning, ready-made beds with weekly linen change, bath and kitchen towels, blankets, pillows, TV, heating, gas, hot water, electricity, crockery, full kitchen use, WI-FI connection, safe, tourist tax.
Rates vary depending on the period as indicated on the site.
The apartment rates take into account the number of people who can stay there and do not include the additional beds in the sofa beds.
Booking cancellation terms
Withdrawal from the contract is expected.
If the written communication of the withdrawal occurs up to 30 days before the date of arrival, the entire amount of the deposit will be returned within 7 days of receipt of the cancellation.
If the communication takes place from 29 days before until the arrival the deposit will not be returned.
Failure to present at check-in involves the full payment of the total cost (100%).
Pets
If you are a responsible master and your dog is polite you can be allowed to take it with you.
Use
The apartment must be inhabited and used responsibly in respect of tranquility and of neighbors.
Damage
Upon arrival a check will be made on the condition of the apartment and the equipment in place, verifying the liking. The rented premises must be returned in the same condition in which they were received. In the remote case where damage has been caused to the rented apartment and / or its contents you must immediately report to the property. Any repair or replacement costs will be charged even if the damage is found after departure.
Responsibility
The property assumes no responsibility
– for the loss or theft of goods and personal effects,
– for the temporary lack or for failures in and around the apartment regarding the supply of water and / or electricity, internet connection, heating, or for any change in access routes, traffic routes, transfer and / or closure of shops, companies etc.,
– for any form of noise pollution, for example due to construction works, road repairs and other activities carried out around the building,
– for material or immaterial damages suffered in or around the house.
Cleaning
The guest is required to leave the apartment clean and tidy. In the kitchen the dishes must be washed and stored correctly, the dishwasher must be emptied as well as the fridge and freezer. Please, do not leave any garbage inside the apartment: in the entrance, behind the elevator shaft, you will find the bins for separate collection (paper, glass, plastic), the garbage (RSU) must be placed in the appropriate container placed outside, along the alley.
Defects and complaints
The guest is asked to immediately report to the property any complaints at the beginning of the rental period regarding the cleaning of the apartment and any defects so that it can be fixed.
Smoking
In the apartments smoking is strictly prohibited as well as in the entrance, along the stairs and in the elevator. Those who just can’t do without a cigarette can smoke outside only on balconies and terraces.
We ask to respect this rule to preserve a healthy and clean climate within the building.

Checking out from 11 am
Different arrival / departure times can be agreed with the property.
With the exception of Wednesday you can contact us directly in our Enoteca, at 20, Piazza Umberto I – Monforte.
Website content
The property has done all the best efforts to ensure that the apartments, their location, the environment, accessories and furniture could be described as accurately as possible and truthfully on the website, reserving the freedom to move and / or replace furniture and accessories.
The property reserves the right to change, when necessary,
– any information published, including rates, photos, descriptions,
– the terms and conditions.
The property expects guests to be aware of the contents of these terms and conditions and to agree with them. In any case, the Guest has expressly accepted the contents of these terms and conditions with the booking.
The laws of the Italian Republic are in force. Place of performance: competent court.
